Welcome to our charming semi-detached townhouse, a historic site where Paddy Power's bookmaking empire began. This property boasts stylistic elements that will surely appeal to those who appreciate character in their living space.

Conveniently located near bakeries, Aldi, cafes, pubs and restaurants, with easy access to public transport for Dublin Airport or SETU, it's ideal choice for student life. Each room offers a sharedbathroom with other students. Enjoy your own home-cooked meals in our kitchen including all facilities, complete with a separate 'student refrigerator'.

 

Bed linens are provided, while laundry services are available in walking distance. Plus, enjoy free seasonal garden vegetables and fresh eggs from our own chickens!

"Rent-a-Room" (Licensee) agreement in an owner-occupied home in Ireland

Rental Period: 
  • The room is available 7 days a week (Monday to Sunday) from August, to December

  • A minimum rental period of 2 weeks applies

  • Owner occupied house, Tenant must like pets as we have a dog, chickens and horses

​Room Details: 
  • Two rooms are available for rent (Room 1 and  Room 2)

  • This agreement covers the rental of one room

  • Pillows, blankets, and towels are provided in the room

Occupancy:
  • The room is for one person only

Visitors: ​
  • The owners must be informed in advance of any visitors

Shared Spaces: 
  • The rented room shares a bathroom with the other room

  • Tenants have access to the kitchen and sitting room

​Meals:
  • Breakfast, lunch, and dinner are not included in the rental agreement

Rent and Deposit:
  • Rent is €160 per week

  •  A security deposit equivalent to 2 weeks' rent (€320) is required

  • To secure room, payment of €480 must be paid signing this contract

Notice Period: 
  • A one-week notice is required if the tenant plans to leave

  • Failure to provide notice will result in one week’s rent being deducted from the security deposit

  • The owners reserve the right to give the tenant one week's notice to vacate the premises

Security Deposit: 
  • The deposit covers potential damages or unpaid rent

Payment: 
  • Payments must be received latest by Monday each week, first day of rent in the week

Heating: 
  • Central gas heating is provided and operates three times a day, depending on the weather

  • An electric heater is available in the room, but please use wisely

Utilities: 
  • All household, internet access and utility bills are included in the rent except washing machine and dryer.

  • Please use local laundry service in Tramore for washing and draying clothes

  • We can drive you to the local laundry service once a week

Restrictions:
  • Parties or gatherings or Get-together or Celebration are prohibited (not allowed)

  • Tenants are not allowed to use their own electric heaters due to the high running costs

  • Smoking and or vaping are strictly prohibited on the premises, including the garden and entrance areas

  • Tenants are asked to conserve water and avoid excessively long showers

  • The internet connection must not be used for illegal downloads or any other illegal activities

Payment Instructions: 
  • Please transfer the first week’s rent (€160) and the security deposit (€320), totaling €480, to the provided account.

  • Upon arrival, please ensure the second week's rent is paid no later than Monday of the following week.

SETU Students:
  • Please send a copy of your Exchange Programme Acceptance Letter from SETU, Ireland which should contain your student registration number at South East Technological University

  • It is expected that students attending SETU (South East Technological University) in Waterford City will attend classes daily during the academic term

  • Students must have there Acceptance Letter from SETU which should contain your student registration number at South East Technological University

  • Please fill in the form with your first name, last name, email address, mobile phone,.. and press Submit

  • After you have submitted we will send you the password for the checklist

  • On approval we will send you a link to the agreement
